Property Director for privately owned residence in Čejkovice

Privately owned residence complex in Cejkovice – Cesky Sternberk, combination of residential and other adjacent facilities. Currently bigger reconstruction of the project is ongoing, and it is the plan to complete the project till mid-2027.

After completion, there will be a campus consisting of 5 villas with accommodation capacity of up to 30 people, and a bigger shared building with pool, spa, gym, cinema and other facilities for people to meet and / or enjoy sport and leisure activities. It serves for recovery and well-being, with lot of opportunities to enjoy the variety of sport and leisure activities, in combination with the beautiful countryside surrounding which is ideal for hiking, biking, canoeing and many other outdoor activities.

Various events can also be held, like dinners, presentations, seminars, yoga events but also management meetings.

The facilities will be used by owners of the residence, Carolien and Remon Vos, their family and friends, as well as will be offered to various other guests like employees in the company owned by the owner, kids from hippotherapy, and other.

We expect the candidate to live within a 30-minute commute of the workplace (Čejkovice, Český Šternberk)

Generally, the Employee is responsible for looking after the property and always make sure it’s clean and operational.

Means, the focus is on Property and Facility management, whereby the individual tasks are as follows:

• Facility management: management of operation of buildings and technological equipment
• Organization of warranty and out-of-warranty repairs
• Securing day-to-day and mandatory maintenance, creating maintenance an renovation plans
• Organization of fire protection an work safety, building security and environmental matters
• Managing necessary regular technical inspection
• Execution of small repairs
• Organization and coordination of minor construction works or adjustments
• Responsible for overall good, clean and professional look of the properties and its surrounding, including greenery and landscaping
• Winter maintenance of the communications
• Communication with users and property owner; resolving ad-hoc issues
• Communication with utility providers and authorities
• Communication with suppliers, manage and supervise their works
• Preparation of operational budgets and calculations
• Management of insurance events
• Budgeting and invoice approval process, related to property operation and maintenance
• Others related to smooth operation and keeping the properties in excellent conditions, fully operational at all times.

To ensure all of the above, there will be team of around 5 (or more in a time, subject to development of the project and need), who will support on execution of the individual taks, under the Property Director supervision.

Such team includes:

- 1-2 cleaning stuff

- Gardener

- 1-2 Facility / maintenance workers

- 1 Spa & Gym Manager

This role requires seniority in property management and a high level of self-starting ability.

Understanding of procurement procedures and analytical skills are important, so is understanding of maintenance and repair processes, and a feeling for happy and satisfied owner / users.
